House prices: What’s the premium to attend an ‘outstanding’ school?

That’s according to detailed research by mortgage broker, Trussle, which analysed the homes in the postcode area of the 703 English schools, academies and colleges which have been rated ‘outstanding’ by Ofsted.

It found these properties had average asking prices which were 73% above the average English house price of £247,000. Indeed, they stood at £427,116 on average across England.

Trussle said homes close to more than three quarters of England’s best rated schools had asking prices higher than the average house price.

And it pinpointed Holland Park School in West London as being the most expensive when it came to house prices.

Parents hoping to move close to this school faced the biggest premium with average properties costing £3.42 million.

The analysis found 19 of the 20 most expensive areas with outstanding state schools were in the capital.

Best value

However, not all was lost for London parents as there were some better value options with 10 of the top-rate ‘outstanding’ schools in postcode areas with typical asking prices under the London average of £467,000.

Harris Academy in South Norwood was the capital’s best value top rated school, with parents needing £356,000 on average to move nearby.

Cheapest areas

Trussle said, in England, there were 167 top-rated state schools with homes valued under the national average price of £247,000.

Out of all of the top-rated state schools in the country, Feversham Academy and Carlton Bolling College – both in Bradford – had the cheapest nearby house prices, typically going for £91,634. Overall, six outstanding-rated schools in Bradford appear in the cheapest 10 areas of the country.

Ishaan Malhi, founder and CEO of Trussle, said it was clear living in close proximity of a top-rated secondary school could have a significant impact on property prices in the local area.

“Living near to good schools is a priority for many parents – be it within the catchment area of certain schools or to reduce the amount of time ferrying children back and forth each day,” he said.

“The premium on homes within these areas will be welcome for those already living there. However, it will likely deter some parents from moving closer to outstanding schools – particularly in London where the average first-time buyer in the city now has to put down over £100,000 for a deposit.”
