  1. Choose the right property lawyer/firm of solicitors

It is crucial to work with an experienced property lawyer who is responsive, communicative, and experienced. Personal recommendations, online reviews, and the promptness of their initial responses can be good indicators of their service quality. Contact multiple professionals and ask about their services, fees, and estimated timelines. This will give you a sense of their communication style and reliability.

In addition, ensure that they specialise in conveyancing and understand the local property market. Remember, whoever you choose, make sure the firm is registered with a regulatory body such as the Solicitors Regulation Authority (SRA) and that they are members of the Law Society’s Conveyancing Quality Scheme (CQS), which means they work to a recognised standard for conveyancing practice.

This includes proof of identity, proof of address, mortgage details/offers, and any other pertinent documents.  Having these ready can prevent delays later in the process.

Make sure you understand each step of the conveyancing process.  Don’t hesitate to ask your lawyer for explanations of legal terms and procedures.  Understanding the timeline, key milestones, and potential hurdles can help manage your expectations and reduce stress.

  1. Communicate regularly

Maintain regular communication with your lawyer and be quick to respond to their requests for decisions or document approval.

This can help keep the process moving along without delays. Effective communication can also help avoid misunderstandings and delays.

  1. Be proactive with finances

Ensure you have a detailed budget for all costs involved, not just the property price — consider stamp duty, conveyancer fees, surveys, and potential repairs.   If you need a mortgage, getting pre-approved before making an offer can significantly speed up the process (and make you more attractive to the seller).

Finally, make sure you have immediate access to the funds needed for deposits and payments, as delays in transferring funds can postpone the transaction.
