The offering comes following research which revealed many homeowners wrongly believe their property is energy efficient whilst two thirds did not know the EPC rating of their property.
The study, carried out by property services company, Vibrant, highlighted how energy efficiency was a real issue across the UK housing market.
EPC reports provide homeowners with a detailed illustration of how energy efficient their property is plus information on C02 emissions. Each home is given a rating from A to E – with A being the highest and E the lowest.
By 2028 all rental properties must have an EPC rating of C or above and new tenancies must have the required EPC by 2025.
Now The Melton and Vibrant are offering all mortgage completion customers a bespoke report which will provide homeowners with the current energy efficiency rating of their home.
They will also outline the potential EPC rating and offer guidance on how to achieve it – this includes access to registered, independent tradespeople to carry out the improvements.
Its available to customers taking out residential and buy-to-let mortgages plus those who complete on further borrowing and product transfers.
Jamie Hyland, head of product at Melton Building Society, said: “Home energy efficiency continues to be a challenge across the property market, including for both homeowners and for landlords.
“We are aware of our responsibility as a lender to support borrowers, particularly as the government continue to define future expectations of minimum property requirements.
“This is why Melton have taken the decision to offer a free EPC Plus survey to eligible customers across our range of mortgage types, including product transfers.”
He added: “We believe this is an important step in working towards a more efficient property market, whilst also saving customers money at a time of increasing costs.”
