The Mortgage Express research showed that 59 per cent of Landlords are aware of the new housing bill and how it will affect them.
The reality, according to Mortgage Express, is that only a small proportion of properties within the letting market need licenses, but are advising all Landlords to do a little research to make sure they are not affected because of the hefty fines.
Andrew Moss, buy-to-let manager at Mortgage Express, said: We expect the impact of these changes on the buy-to-let market to be minimal. Lenders will have already adapted their underwriting criteria to mirror the changes and, as our research demonstrates, landlords are aware of the changes and are reacting accordingly.
The standard of rental accommodation in the UK has increased significantly over the last decade. The new legislation is a welcome move that should further raise the standard of accommodation in larger rental properties and have positive impact on the reputation of the industry.
