A list of the ‘must have’ features most likely to attract buyers into purchasing your home has been unveiled.
In a survey of more than 2,000 homeowners it emerged that efficient central heating systems, double glazing and secure doors and windows were among the ‘must have’ attributes of the ideal home.
And, the study by GoCompare discovered, decent broadband, a strong mobile phone signal and a good energy efficiency rating were also high on many house-hunters’ wish lists.
If a house had lots of electricity sockets – this was also a winner with potential buyers.
Homes, however, with open plan living spaces, period features or highly-rated schools did not make the top twenty property must haves.
And although having friendly neighbours and a parking space in close proximity made an appearance, these factors did not rate as highly as last year.
Ben Wilson, a spokesperson for GoCompare Home Insurance, said: “Connectivity and energy efficiency are two massive factors for anyone thinking about a move at the moment, while the number of electrical sockets is now more important than access to local amenities.
“Likewise, a broadband signal fast enough for streaming, and a reliable and clear mobile phone signal are deemed home essentials today and sellers need to be wise to these new priorities.”

Wilson added: “Once you have found a property you wish to buy, you take on legal responsibility for it on the day you exchange contracts, not the day of completion. After that date, you are liable for any damage in a fire or a flood.
“So, to avoid the property being uninsured, it’s advisable to arrange buildings insurance cover from the day you exchange contracts.”
