Commuter zones around the capital are leading the ranking of the hottest property spots, outstripping the large majority of London boroughs for demand, the latest research from eMoov.co.uk shows.

TrainWatford, Bristol, Reading, Aylesbury and Medway all place high, with only Sutton and Bexley showing a higher demand for property, according to the eMoov Property Hotspots Index for the second quarter of 2015.

One exception to this trend is Bristol, remaining the fourth hottest spot for the second consecutive quarter, with demand up +10 per cent since the first three months of this year. Bristol remains one of the hottest spots outside of the South East due to the rich mix of city life, music, artistic culture and its abundance of waterways and green spaces.

The Hotspots Index records the change in supply and demand for the most populated locations across the UK, by monitoring the total number of properties sold in comparison to those on sale.

In the last three months, the index shows a 9 per cent increase in property demand across the UK as a whole. This shows that the property market is rebounding nicely after the election with confidence returning as a new Conservative government has come into power.

Russell Quirk, founder and CEO of eMoov, commented:

“The UK property market definitely seems to have experienced a post-election bounce. With demand up +9% nationally, people are clearly more confident about buying now that the next five years of government has been decided.

It’s interesting to see the demand for commuter zone property continuing to grow. With London demand falling, property owners wanting to see an increase in their property price, might want to sell up and head a few miles out of the capital. “

The lowest demand in the country is in the North. The latest figures show that the region continues to dominate the top ten coldest locations, accounting for 60 per cent of areas with the lowest demand for property in the UK.

But it is not all doom and gloom for the North though, as the region has the area with the biggest positive change for the second quarter. Although ranking 7th on the coldest spots list, demand in Sunderland has risen by 32 per cent in the last three months.
