Make your home appealing

It is easy for a buyer to be put off a house because of the décor or clutter, simply because they envisage a lot of work before they can call it home.

Here are some top tips to make sure your house is appealing to every prospective buyer.

• Paint the walls a neutral colour – plain shades make the room look brighter and create some sense of space. Buyers prefer neutral shades, such as magnolia, so get out that paintbrush and get rid of that bright pink bedroom!

• The kitchen is probably the most important room in the house for any prospective buyer. It is here that they take time to notice the finer points. Obviously, no-one expects a seller to fork out for a brand new kitchen, but you could update it a little by painting the cupboard units, add new, trendy door handles and maybe even re-grout the tiles if you have time.

• The bathroom is the other room that can make or break a sale, so it’s important that it looks great. Once again, neutral colours win the décor battle, so if you have trendy tiles it might be worth painting over them with some plain tile paint.

• Make the most of the features – period features are a great selling point so make the most of those high ceilings, picture rails and especially fire places. Do your best to restore original doors.

• Catch up with those odd jobs to avoid a buyer’s attention being distracted. Oil door hinges, stop squeaky floorboards with talcum powder and stop those taps from dripping.

• Have a clear out. This is an ideal time to get rid of all that clutter, donate your unwanted things to charity or why not have a car boot sale and make some extra pennies to spend on some goodies for your new home? Make sure you take down all your family photographs and ornaments so that the buyer can easily visualise themselves living in the house.

• The cheapest thing that you can do to help sell your house is clean and the first point of call should be the windows. Window cleaner finished off with a little bit of vinegar will leave your windows sparkling, enough to leave the buyer wanting to see what’s inside.

• When someone comes to view your house, they take notice of what they are standing on. Carpets are seen as a large expense to potential buyers, so spend a little money getting them cleaned. If they are wearing thin or well beyond repair, pull them up because bare floor boards and a large rug can be a cost-effective alternative.

• Make sure your house has ‘drive-by desirability’. Potential buyers will form an opinion of your property within the first twenty seconds of seeing it from the outside so paint your front door, planting some window boxes or tubs of colourful flowers and most importantly, make sure the house number is visible from the road.

• Having a garden is a great selling point and if it is neat and appears not to need much work then potential buyers will warm to the house even more. Give your garden a spring clean, re-vamp the old wooden fence, trim the hedges and use large tubs of flowers to add colour.
